1. Initial consultation:

An in-home consultation will assess profitability of vacation rental property.
Valuable property information as well as a step-by-step guide is provided to help you prepare your home for guests.

The consultation fee is $200

In this consultation we will assess property’s assets,
recommendations for ‘punch list’, sample contracts, house information folder and property management fee breakdown provided.

 

2. Design:

We will publish and manage online listing content, rental agreement, and house manual.

Professional photos are recommended. 

 

3. Reservation process:

We will manage inquiries, quotes, payments, prepare rental agreements, guest reference check, property inspection, damage deposit refunds and the guest review process.

*Each property’s ‘House Manual’ is an in-house reference for guests and includes : Important house information, Emergency contact information, Check out procedure, Area attractions/shopping and points of interest.

From Day 1, she has been so incredibly helpful. She's taken on things from being on site to accept deliveries in the beginning, organizing regular trash pick-ups, recommending experts for home repairs and being on hand for the actual repairs (always texting me updates and photos during those appointments), and just sharing insight and expertise when I ask her for recommendations on local things/issues unrelated to the house. She is super responsive, reliable, thoughtful, kind and gracious (even when our security alarm company called her at 3am a few times...)...I could go on. Angela has been managing our second home for just over a year. Our original plan was that my sister, who lives just down the road, would keep an eye on the place, and we would be there often, as well. When my sister was sidelined by a serious health problem, and the pandemic meant we couldn't visit, we badly needed a property manager. Our ideal candidate would be responsive (available both in emergencies and for routine issues); trustworty; pro-active (knowledgeable about houses, and able to alert us to emerging problems); and be able to refer us to skilled, reliable service people for maintenance issues both large and small. Angela has been perfect in all these areas; she's really been a lifesaver. She has found us reliable landscapers, drainage experts, pest control people, septic system maintainers, and more. After a heavy snowfall, when our steep and narrow driveway wasn't navigable and we needed some work done on an electrical pole, she found someone on short notice to clear the driveway, and even shoveled out the electrical pole herself. I've slept much easier in the past year knowing she's around and keeping an eye on our place. I simply could not recommend her more highly.
